1. How can I verify the zoning and permitted uses of a property?

Permitted uses can be found by using ARTICLE IX. Sec 34-287 Zoning Districts/Use Table.

2. Where can I find information on the setbacks, maximum lot coverage, minimum roadway frontage, height or density allowed on my property?

These development criteria depend on the zoning district. The zoning district can be found by following the steps outlined above in. The Development Standards are located in SEC 34-342- Tables for Development Standards.

3. Where can I find a copy of the Zoning Code

The city of Miami Gardens Code is located in Chapter 34- ZONING AND LAND DEVELOPMENT. 

4. I received a Notice of Public Hearing in the mail. What does this mean?

A courtesy notice is sent to property owners within close proximity of a property that has applied for rezoning, special exception, or variance. A summary description of the proposed application can be found within the body of the notification. A public hearing date for the proposed change is included in your notification. Your attendance is optional, but this is the most effective way to voice your opinion to elected officials. Once filed, all application information is public record and may be viewed or copied by any member of the public subject to public records laws.

5. I am considering rezoning, or changing the use of my property. What do I need to do?

Prior to filling out and submitting forms please consult with Planning staff and schedule a pre-application meeting.

6. How can I confirm if my property is in the City of Miami Gardens?

Visit the Miami-Dade Property Appraiser's website and search for property by the address. All folio numbers within the City of Miami Gardens begin with 34.
